What do you get if you buy a $200,000 property in a neighborhood of $200,000 homes and spend $50,000 on a sunroom, kitchen and bath renovations, and hardwood floors? A $220,000 home, if you're lucky. If you're lucky, that is. Because, in the end, folks who are purchasing a $250,000 property do not want to live in a $200,000 community. They'd like to live in a $300,000 area.


More crucially, if you market it for $250k and sell it to someone who isn't familiar with the area, the appraiser for that buyer will back out of the deal. Because appraisers base their comparable on homes that have recently sold in the same area. Even if they ooh and when they rate your home, the facts will remain the same. Lenders don't lend money based on the warm and fuzzy feeling they receive when they see your home, even though most of us buy a property based on emotion.


Consider the worst neighborhood in your city. Now consider the finest. Place one identical home in one location and the second identical home in the other. Do you see what I'm getting at? It's the same house, but with two different values. The value is determined by the neighborhood. The home that is not located in a subdivision is an exception to this rule, at least in terms of price freedom.


The kitchen is the first and most important makeover. For most of us, the kitchen is the ultimate hangout space. I'm not going to try to figure out what this means for our culture since it doesn't matter. We simply enjoy spending time in our kitchens. It serves as the home's social hub. We also want our kitchen to be appealing to our guests because we are a food-based civilization well, kitchen gatherers.


The scope of modifications will be determined by your level of handyman shop and the amount of money you're ready to invest. If you're knocking down walls and starting over, keep the kitchen triangle theory in mind when deciding where to put the fridge, stove, and sink. Even a fresh coat of paint on old, peeling cabinets may make a tremendous difference if you're merely trying to bring your kitchen into the twenty-first century. Countertops are a close second to stylish cabinets in terms of importance. Ceramic tile worktops should be avoided since the prospect of cleaning the grout will put many people off. If you have a lot of cash to spend, Corian, granite, or even marble are the greatest options. You can install laminate countertops yourself if you're on a tight budget and have a knack for routing. When it comes to counters, stay away from bright hues. It won't go away with a fresh coat of paint, unlike bright colors on walls.

For those on a budget, fresh linoleum or vinyl is a far cry better than old linoleum or vinyl, but the most common kitchen flooring is hard tile or hardwood floors. In a kitchen, you can never have too much illumination, especially if it's zoned, which means you have a switch for this section of lighting and another for that. A work island, if space permits, not only provides additional storage and prep space but also serves as a fantastic spot for guests to rest their elbows while conversing with the chef.
